The first document SBA auditors review is your loan underwriting policy. This webinar will help you fine tune your credit box documentation to protect the validity of your SBA loan guaranty.

A recent SBA PLP audit found a bank negligent when it was funding 90% of the commercial real estate purchase price. The banks lending policy stated it would only advance 75% of commercial real estate projects.

Absence of further clarification, SBA was recommending a repair of the 15% between the loan policy and the banks execution of the policy.

This webinar will ensure all of the factors that the bank loan underwriting procedures will “reasonably and prudently” fit SBA’s credit underwriting policy.

What you will learn:

-What tenets bank management should consider for inclusion.
-How to approach the guidelines in light of bank’s current lending policy.
-What to do if SBA processes are not currently in the credit policy.
-What happens if the bank does not have SBA guidelines?
-How the bank change its credit decision-making process for SBA loans.
-Expected outcomes for credit origination and servicing personnel.
-Regulatory examination traps should you be aware of.

Creating Internal SBA Lending Guidelines:

1. Removes the ambiguity as to what the bank’s credit policy is toward an SBA loan vs. other commercial lending products.
2. Clarifies exactly where boundaries are in credit extension to SBA guaranteed borrowers for management, underwriters, business developers, loan committees and regulators.
3. Defines differences in application, negotiation, evaluation, and documentation of SBA guaranteed loans vs. conventional credit.
4. Removes potential conflicts between conventional credit policy and SBA lending in areas such as non-accrual management and problem loan workouts.
5. Illuminates management view on various process issues, such as for interim construction loans for approved SBA 504 loans.
6. Sets staff expectations as to how SBA-guaranteed loans are managed differently than other portfolio products.
7. Easily distinguishes SBA loans from other financing products more generally described in bank’s credit policy.

Join us as we discuss in great detail the steps you need to take to document your borrower’s equity correctly.

Why a Webinar?

It’s very cost effective. No airfare, no hotels. Just cram as many people as you wish into your conference room and turn on the computer. You have two options to listen to the program–phone, or through your computer speakers. You are only charged for the connection. When you purchase unlimited access, there is no additional charge for multiple attendees. A great benefit of the program is that you have the ability to ask questions directly of the panelists. Or, you may simply email Coleman during the program and he will air your question. All of our webinars are recorded. Buyers of the unlimited site license option will receive a DVD recording of the event to share with anyone you wish. A transcript of the program is also provided to purchasers of the unlimited site license.

How it Works

We use Go-to-Meeting as our platform. You will receive a link that will direct you to an Internet site to view the presentation. Nothing will be downloaded to your computer. If you would like to test this process to make sure you will be able to access the link through your system’s firewall, just send an email to joseph@colemanpublishing.com, and he will walk you through it. You may choose to listen to the program separately from the on-line visual presentation. Before the event, we will email you the presentation that you may distribute to all of your attendees.
