SOP 50 10 8.1 takes effect October 1, 2026, with several changes that affect how SBA lenders evaluate and document franchise transactions. The SBA Franchise Directory remains central to eligibility, but lenders also need to consider the applicant’s operating structure, management arrangements, professional licensing requirements and the documents supporting the franchise relationship.
For experienced SBA underwriters, franchise lending often requires decisions that go beyond confirming that a brand appears on the Directory. Multiple brands, non-franchise licensing agreements, management agreements, area development rights and professionally licensed concepts can change how the transaction should be analyzed and documented.
Lance Sexton will lead a working session on underwriting SBA franchise loans under SOP 50 10 8.1. He will review the new requirements alongside the franchise rules that remain in place, with an emphasis on how lenders apply them during eligibility review, credit analysis and loan approval.

His experience on both the lender and SBA sides of the program gives attendees a practical perspective on how eligibility and underwriting decisions affect the loan throughout its life cycle.
