SBA Loan Broker & Lender Table with Ed Ryan of AmPac Business Capital

Last Thursday, Ed Ryan, Executive Vice President SBA 504 Sales Manager at AmPac Business Capital, joined the Coleman SBA Loan Broker & Lender Table which helps to form connections between loan brokers and SBA lenders. Ed Ryan brings 40 years of experience with commercial real estate lending to the session.

Loan brokers and lenders have an opportunity to have an open discussion at the Table. Participants can seek the expertise and guidance of others at the Table to make informed decisions on their deals.

One of the focuses of the session was broker compensation and fee structures and what was allowed within the parameters of SBA rules. For example, CRE brokers will get paid at escrow, but commercial real estate mortgage bankers who refer a deal are unable to get paid through escrow. On an average deal, a benchmark for loan brokers to get on a 504 first transaction is a point, but that can vary depending on the size of the deal.

Participants also talked about funding timelines. Another topic was debenture rates being determined by market conditions. Participants were able to ask Ed Ryan about navigating and meeting SBA 504 loan requirements.
