Coleman’s 16th Annual SBA 7(a) & 504 Hotel Financing Webinar – Thurs, Nov 19
2027 Hotel Market Outlook and New SOP 50 10 8.1 Underwriting Requirements
Coleman Professional Webinar Training
Date: Thursday, November 19, 2026
Time: 2:00 p.m. Eastern
Includes e-certification, recording, live Q&A, and updated Coleman Hotel Underwriting Checklist

U.S. hotel RevPAR has surpassed pre-COVID levels in nominal dollars, but occupancy has not fully recovered. Underwriters must assess how new construction, franchise affiliation, hotel class, and travel demand affect repayment. We’ll compare branded and independent hotels across luxury, upscale, midscale, economy, and extended-stay segments, plus urban, airport, highway, and resort markets serving business, convention, and leisure travelers.
Coleman SBA 7(a) franchise-brand risk grades, NAICS loan-performance data, and 7(a) and 504 hotel lending trends will help us compare loan volumes and charge-offs across hotel brands and segments, identifying risks not evident in property financial statements.
Our goal is to help underwriters evaluate hotel loans that may remain on the books well into the 2030s.
At Coleman’s 16th Annual SBA 7(a) & 504 Hotel Financing Webinar, Bob Coleman will review the market outlook and SBA performance data. Michael Bland, Chief Credit Officer at Lendesca, will apply those findings to repayment analysis, collateral, loan structure, and acquisition underwriting under SOP 50 10 8.1.
What Bob Coleman and Michael Bland Will Cover
- 2027 Hotel Outlook: Occupancy, ADR, RevPAR, new hotel construction, and the effect of changing travel demand on repayment capacity.
- Why the Hotel Franchise Brand Matters: Brand performance, reservation systems, occupancy and room-rate advantages, franchise fees, renewal obligations, and collateral value.
- SBA Franchise Performance Data: Coleman brand risk grades (AAA to F), 7(a) loan volume, charge-offs, and peer comparisons.
- Acquisition Debt Service Coverage: Applying the new SOP 50 10 8.1 coverage ratios.
- Underwriting Hotel Projections: When projections may be used for qualifying special-purpose hotel acquisitions and how to evaluate occupancy, RevPAR, room rates, operating expenses, and the impact of competing hotel construction.
- 7(a) vs. 504 Financing: Hotel acquisitions, refinancing, renovations, construction, and 504 borrower contribution requirements.
- Hotel Cash Flow Considerations: Labor, insurance, franchise and management fees, reserves, and debt service capacity.
- Franchise Agreements and PIPs: SBA Directory considerations, brand renewals, conversions, mandatory renovations, and funding.
- Valuation and Due Diligence: Going-concern appraisals, price per key, purchase-price allocations, and the $3 million Quality of Earnings threshold.
- Sponsor and Portfolio Risk: Global cash flow, guarantor liquidity, management experience, occupancy stress tests, and deteriorating hotel performance.
