Top 20 Reasons SBA Repairs or Denies the 7(a) Guaranty — Wed, Oct 14
Coleman Professional Webinar Training
Date: Wednesday, October 14, 2026
Time: 2:00 p.m. Eastern

Problems involving eligibility, underwriting, closing or servicing can result in an SBA repair or denial of the 7(a) guaranty.
SOP 50 10 8.1 adds new underwriting and documentation requirements for lenders beginning October 1. But many of the problems that put the guaranty at risk have not changed — incomplete loan files, unresolved closing exceptions, poorly documented servicing decisions and issues that surface when the lender prepares the guaranty purchase package.
On Wednesday, October 14, Lance Sexton will review the 20 recurring issues he finds in SBA loan files and guaranty purchase packages. During the past year, Lance has worked with SBA lenders reviewing loan files, servicing actions, liquidation decisions and guaranty purchase packages.
Lance will organize the discussion around the four areas where guaranty problems develop:
Eligibility. Underwriting. Closing. Servicing.
What Lance Will Cover
- Underwriting and documentation issues affected by SOP 50 10 8.1
- Eligibility documentation SBA expects to find in the loan file
- How the approval, credit memo, closing documents and loan file should reconcile
- Closing and disbursement records that support the guaranty
- Loan-file exceptions to resolve before preparing the UPP
- Documentation supporting servicing decisions
- Additional documentation required for early defaulted loans
- Liquidation actions and the supporting documentation SBA reviews
- The independent file review process
