SOP 50 10 8.1 takes effect October 1 and sets the underwriting requirements for SBA 7(a) Small loans up to $350,000.

Lenders must use prudent credit analysis consistent with their similarly sized conventional commercial loans. The credit memo must address credit history, repayment ability and Credit Elsewhere. For repayment ability, the borrower must show a minimum 1.10x DSCR using historical financial information or permitted projections.

The new SOP also requires lenders to review the two most recent months of activity or statements from the borrower’s primary operating bank account. Michael Bland will show lenders how to perform and document that review — what to look for in the account activity, how to reconcile recurring payments to disclosed debt, and how to identify MCAs and other commercial obligations.

The session will also cover the complete 7(a) Small underwriting process under SOP 50 10 8.1, including DSCR, projections, credit reports, Credit Elsewhere, working capital and the lender’s final credit decision.
